PROCESS

Enquiry

Submit your enquiry via our website. 
 

We will contact you to discuss your project, our process and answer any initial questions you may have. 
 

We will provide you with a tailored design proposal to suit your project and schedule a site visit to meet each other, answer any further questions and give a construction estimate for your project. 
 

Once you are comfortable with our process and you wish to proceed, you sign and return the design agreement.

Pre-Design

Required site & building information is gathered for your project from the relevant authorities, we create a pre-design folio including a bio-climatic analysis, building regulations & overlays for your site. You complete your detailed design brief including your project expectations, inspiration pictures and budget.

This stage includes a meeting with your lead designer at the property where site photos & exact measurements are captured.

Your lead designer will complete an internal presentation to BCT Groups key stakeholders including members of estimating, design, construction, interiors and town planning (if applicable) to seek input and to discuss design direction for your project.

Concept Design

Your design team will create concepts for your project utilising all of the information captured from the pre-design stage.

These concept designs will be re-engineered from your project budget and meet the key components of your design brief.

Town planning submission & management (if required)

BCT Group will create the required drawing & documentation set for submission to council to achieve town planning approval. 
 

We will liaise with the town planners and heritage advisors to keep momentum on your town planning submission while keeping you up to date with is progress through the following stages. 
 

Pre-Application, Preliminary Assessment, Advertising, Final Assessment, Notice of decision

Using your approved concept sketch, we create a detailed drawing and documentation set ensuring it meets your requirements and vision. Once obtaining your approval we arrange soil reports, energy reports and engineering assessments. 
 

Our construction and estimating manager and an estimator will complete a site visitation and walk through prior to going to tender for your materials and external trades required to complete your project. 
 

The detailed results of the tender is presented to you in our head office.

Design Development 

Interior Design

You will meet with our interior design team to discuss and select your materials and colours. 
 

A joinery sketch and internal elevation drawings will be created. 

You will meet with our preferred suppliers to make your product selections and populate your fittings, fixtures & equipment schedule.

Project documentation
& construction contract signing

The finishing touches are put on your documentation set and pricing is finalised. 

At this point we will present your working drawing set and finalised fittings, fixtures & equipment schedule.

We will have your Town planning approval (if required) and have created your tendered Construction Contract ready for signing. Upon signing of your construction contract, we will obtain your building permit.

Building permit

Upon signing of your construction contract, we will obtain the final building permit enabling your project to move to our construction team

Handover meeting

Our construction team will meet you on site where your home will be handed over to us for the build stage to commence.

At this meeting we will explain in further detail the building process and schedule a time for your weekly on site meetings and walkthroughs. 

Site start & construction

A construction site is established. 
 

Your project will move through the stages of construction as per your construction contract. 
 

Weekly site meetings & walkthroughs will take place throughout construction. 

Invoices will be sent at the conclusion of each stage.

Quality Assurance

Throughout the stages of your build, your project manager and site team will carry out continual quality assurance checks, ensuring the quality of finish is of the highest standards. 

The building surveyor also visits site at crucial stages of the build to complete their mandatory inspections and ensure compliance

Prior to final walkthrough and handover BCT Group staff complete an inspection and our own internal quality assurance process.

 

At the end of construction, you will complete an inspection of your project along with your project manager.

This meeting is to test and inspect your project. 

 

Upon completion of this inspection a handover date is agreed.

90 days after handover BCT will conduct a maintenance visit to your property to ensure total satisfaction.
