PROCESS

PRE-DESIGN

We present you with a detailed design proposal. If you engage us as your architect, we collect site information and send you a project design brief. 

CONCEPT DESIGN

 We use the information provided in your design brief to generate two concept sketches and an internal/external moodboard for your approval.

PROJECT EVALUATION + INITIAL COST ESTIMATE

We prepare information relevant to your project including an initial cost estimate as well as an indicative timeline and start date.

FINAL DESIGN SELECTIONS

 Our interior designer works with you to finalise the product and colour selections for your wet areas and joinery while we add the finishing touches to your drawing set. 

PROJECT PROPOSAL + AGREEMENT

 We present you with a complete draft set of contract documents. If you’re happy to proceed, you sign the project agreement and your site start date is locked in. 

ENQUIRY

 After your initial enquiry, we give you a call to discuss your project. We then lock in a time to view your property and discuss your wants, needs, budget, timeline and what’s next. 

DESIGN REQUIRED (NO PLANS)

CONSTRUCTION ONLY (PLANS DEVELOPED)

CONCEPT DESIGN

 We use the information provided in your design brief to generate two concept sketches and an internal/external moodboard for your approval.

DESIGN DEVELOPMENT + PROJECT EVALUATION + INITIAL COST ESTIMATE

Your approved sketch is used to create a detailed set of drawings. Once approved, we create a 3D model including flythrough videos and stills. We also provide the first formal estimate of time and cost. 

FINAL DESIGN SELECTIONS

 Our interior designer works with you to finalise the product and colour selections for your wet areas and joinery while we add the finishing touches to your drawing set. 

PROJECT PROPOSAL + AGREEMENT

 We present you with a complete draft set of contract documents. If you’re happy to proceed, you sign the project agreement and your site start date is locked in.

CONTRACT SIGNING

Your project documentation is finalised and you sign the building contract. We arrange all relevant building insurance and confirm your start date.

BUILDING PERMIT

The building permit is obtained giving us the green light to start work.

HANDOVER MEETING

We meet onsite for an official handover where we give you a thorough overview of the construction process and arrange weekly site meetings.

SITE START

The construction team arrives on site and work begins. 

You sign the project agreement

Throughout your project, we will:

  • manage and supervise the building site incorporating state legislation,
    best building practice and quality control

  • provide project schedules throughout all stages of the project

  • manage health, safety and environmental requirements in accordance with Worksafe Victoria and Victorian OH&S Legislation

  • arrange all mandatory inspections and provide certificates of compliance.

  • host weekly site meetings with an agenda and recorded minutes

  • maintain CoConstruct with all relevant information including:

    • approved documents 

    • BCT Group invoices

    • all contract information and variations

    • correspondence

    • project insurance information

    • photos separated into stages of construction

    • project schedule.
